The only caution I would give concerns the pre-wired electrical. Modular homes in NC fall under the same standard as mobile homes as for electrical. Some of the fixtures (ie outlets, switches) that are allowed will not pass code in a stick-built house. That is not to say that a particular manufacturer does not use the same quality as a stick contractor.
You also may want to check with the insurance company as to the difference in price for insurance.
One other thing to consider on just buying land and then having a structure put on it. You have to consider the cost of having utilities run to it or installed as well as certified by the local inspection authority. I am talking water (supplied or well), sanitation (sewer line or septic), and electric. The additional costs can sometimes overshadow the savings of buying an existing structure on a piece of land, be it stick built, modular, or mobile home.
